Change orders, back-charges and pay apps
Change orders by craft, back-charges for contractor errors, and certifying pay applications.
Change orders
- Open Changes and use Raise a change order. Trade leads raise them from their own board.
- Decide: Approve, Reject or Withdraw. Approved adds raise the trade's budget; deducts and savings lower it and count as value returned.
- Pending changes show as exposure.
- A change order cannot fix a contractor's own error. One touching work under an open back-charge needs a written reason before approval.
Back-charges
- Raise a back-charge with the basis (spec, drawing, inspection) and evidence, then Issue back-charge notice.
- The contractor accepts or disputes on their scope page.
- Agree amount, then Record deduction against a pay application.
Pay applications
- Open Pay apps and Set up or change a subcontract (original sum, retainage). The contract sum includes approved change orders.
- Contractors submit cumulative claims on their scope pages. A claim over the contract sum is refused; one ahead of schedule progress is flagged.
- Certify holds retainage and takes off every agreed back-charge not yet deducted. Then Mark paid.
